House of Grigor prlichev



The house had a courtyard on the south side, with a beautiful view of the lake. In the 1930s, the house was already ruined, and ten years later completely disappeared. By the initiative of the Council for education, science and culture of the City National Board, the citizens of Ohrid have been honouring the laureate Prlichev since 1952. On one of such celebrations, in 1997, an initiative was undertaken for the reestablishment of the poet's home, on an authentic location where the long-lost Prlicev's house was located. The cornerstone was placed in 1998 and two years later, in 2000, the gates of GrigorPrlicev's restored house were opened, making the house a memorial museum and a place with an ambience that ensures constant presence of Prlichev's spirit and an area open for the organization of cultural manifestations.

kale house



Kale house is a second category monument. Positioned at Pllake neighborhood. The special of this building is that it is built partly with black stone partly with white ones. The special in Gjjirokastras building was that the constructors took the stones near the houses and the material near Kale house is black stone. Actually the house is partly ruin and in very bad condition. The new owner has made plans to re-build it.

Roof



Lack of maintenance and abandonment cause quick deterioration in traditional buildings of Gjirokastra. Usually the problem starts from the roof.


The stone slates that cover the roof are not nailed or fixed, they are supported only by the weight of the upper layers of stone, allowing the stone movements and water penetration in the wooden structure of the interior.


If the water penetration is not considered in time and continues, it can quickly create problems in the small section of the roof's timber elements, as the structural elements of the building.

walls



Walls are built in two layers, the interior and the exterior layer. Very little binding material (mortar) is used in order to connect the stones with each other.


At the interior one, there can be found small pieces of stone the and no biding material is used to connect them with each other.


The connection of the two layers of the wall is secured by the timber ties. If the water penetrates from the roof in the interior of the wall and stays there it can cause the deterioration of the timber tied even if these are of strong wood like oak or chestnut.

Interventions




After 1990’s a lot of illegal interventions have been flourishing all over the historical center and it is obvious the usage of inappropriate materials but also the interruption of original structures often in wrong way. These interventions many times are a threat to the structure but they have also affected the values of the materials and the buildings.

Timber elements



Timber is widely used in Gjirokastra houses. This material can be found in structural elements like: timber ties, roof structure, timber wall structures, beams of the floors, architraves, columns staircases, etc.; functional elements like doors, windows cupboards, musandara, ceilings; and decorative elements.


The decay of structural elements can result in destruction of the whole building while the decay of other elements is a problem for the element itself though it’s not effecting the rest of the structure.

enviromental causes



Gjirokastra is built in a high seismic risk zone, however no big earthquakes and damages caused by them are ever registered in its history. The historical structures are built to resist the earthquakes and this is proved by the system of timber ties inserted in the structure.


Land sliding has been observed in several areas around the caste but also in Cfake neighbourhood. Some of the conglomerate rocks of the basement of the castle have signs of decay and can effect in the future localised landslides.

mortars and plasters



Traditional mortars are permeable so moisture is the one of the main factors causing the decay. Humidity can effect in the detachment of the layer of plasters and mortars from the walls and creation of fungus.


Catma walls are covered with thin wooden lattices creating a gap in between them while the importance of the plaster inside them is providing more stability.

Doors and windows



The bottom part of the external doors and windows are also prone to rainwater. These are the parts that are mostly damaged. Decorative cornices of the windows placed outside are very prone to rainwater and usually are not the most decayed elements due to humidity. So the timber window sills as well. The interior decorative elements are more protected by humidity effects.

Stone decay



Each type of stone behaves differently under different conditions.


Moisture is an important factor in stone deteriorations because stone is porous and hygroscopic material.
Incorrect bedding is another reason of stone failure. Stone place upright rather than flat is structurally much weaker and water can penetrate between the bedding planes.


Biological deterioration can be caused by different microorganisms like bacteria or fungi but also by extensively grown vegetation.


Inappropriate mortars can also cause problems to the stone. The use of hard cement mortars can cause decay to soft stones.
